WHY YOU SHOULD INVEST IN REAL ESTATE

I recently had a conversation with a friend and I was telling him of the various offers we had in Nigeria but then he asked a very salient question, ‘Give me three reasons why I should invest in real estate?’

Challenged by this question, I gave him five instead of three. He was convinced beyond reasonable doubt but here I would share ten (10) reasons here.

REASONS WHY YOU SHOULD INVEST IN REAL ESTATE

1. Investment for life: Real estate is an investment for life which paid for in full with the necessary documents hardly depreciates in value. It can last throughout the life span of an individual and even outlive them.

2. Appreciates over time (High return on investment): Real estate as earlier mentioned  does not depreciate with time but rather appreciates significantly yielding sometimes over 500% returns on investment (ROI).

3. Leverage: Owning a property allows you to use other people’s money to leverage your fund and purchase higher investments.

4. Earn passive income for life: Real estate allows you the luxury of making money even in your sleep with basically no effort at all. Building houses and having tenants, renting out shops to sellers, renting out space for events, renting out land for agricultural purposes, buying land to re-sell are some of the numerous ways  money is made through real estate.

5. It’s easy to research than stocks and shares: Unlike stocks and shares where risk is involved without intensive proper research, real estate is as easy as ascertaining the genuinty of the land and investing. It’s so simple yet so lucrative and you have 100% control unlike the stock market.

6. Population increase: Due to population increase there would always be higher demand for houses than supply. Someone might say if we all have houses then who would rent. There would always be an overflow of people who need to rent than people who have. Hotels, schools etc are all necessary infrastructures built on land which would always be put to use.

7. An inheritance which could be passed to your generation: Real estate is an asset which can be passed down from generation to generation and which would appreciate in value over time.

8. Advertisement is now more flexible: Thanks to social media such as facebook, instagram, whatsapp, linkedin etc getting clients to rent or purchase a property is now more like a click away.

9. An investment which could be made irrespective of your budget: Despite your budget, landed properties can be bought. You might want to check some of our affordable offers here.

10. Best way to save for retirement: Real estate is an asset that appreciates more than keeping money in fixed asset or just saving it in the bank. It is one of the best ways to save for retirement.

"I paid for this land and I went to inspect the land but I was chased away as they said the land belongs to someone else." "I paid the sum of N5million cash to this man for a land at Ogba, I can't seem to find him again" "I bought a plot of land from someone and I just found out it is government owned. My God what am I going to do?" These are common scenarios of land purchase scam however all these can be avoided. HOW TO AVOID BEING SCAMMED WHEN BUYING A LAND 1. Ensure the land has a survey plan The biggest proof that a land belongs to a seller is the survey plan. Before you buy the land, make sure you see the survey plan. This document tells you that the government is aware of the land in question. When you see the survey plan, check the name on it if it is the same as the name of the seller. If the name is different, the seller doesn’t have the right to sell the land to you. You should also check the coordinates on the survey plan to ...
